A New Home for Vibra Hospital of the Central Dakotas
Bismarck, North Dakota
For more than a decade, Vibra Hospital of the Central Dakotas has been a lifeline for patients across Bismarck and Mandan who need intensive rehabilitation or long-term acute care in order to get back on their feet. The trouble was, the building they were doing it in had stopped keeping pace with the mission inside it.
At their current Mandan location, Vibra’s team of 55 was delivering a nearly 22% EBITDARM margin and running at roughly 90% functional utilization — despite a facility that physically could not support more than 15 to 20 operational beds. The need was clearly there. The building just couldn’t hold it.
Development Solutions was engaged to solve that problem with a a two-story, ±52,000-square-foot build-to-suit hospital on ±3.72 acres, six miles east of the current site, purpose-built to house a 20-bed LTAC and 30-bed IRF program under a 20-year absolute net lease with Vibra as the sole occupant.
There’s more to the site than square footage, too. Its central Bismarck location puts Vibra closer to patients from the Sanford Health-affiliated Good Samaritan Society senior living and care network across the city, and adds inpatient rehabilitation capacity the market has been missing. Delivery is expected in Q4 2027.
For our team, projects like this are the ones worth doing: a healthcare operator with a proven track record, a community with real, unmet need, and a building finally sized to match both.
