After a competitive negotiation, our partners were asked to develop a replacement hospital on the Great Falls Clinic Campus which included a multi-facility development solution, of which the Great Falls Clinic Specialty Center was a part of.
An independent physician group self-developed this beautiful, albeit expensive, facility. But when the replacement hospital project became evident, the physicians embraced the concept of a third-party development solution with an experienced healthcare real estate developer. This existing real estate asset became part of a multistep real estate strategy for the Great Falls Clinic and their operating partner, Symbion, now Surgery Partners. Not only did our partners fund and develop the replacement hospital, we offered our comprehensive services approach to sell existing assets (this Specialty Center and an existing Ambulatory Surgery Center) as well. In the end this comprehensive real estate strategy provided for a structured and $50M funded process to buy-out retiring physician partners and to recruit new and complementary specialists for a fully funded versus a financed solution.
