This Knoxville-area Rehabilitation Hospital project was the perfect solution for three different operators (Kindred Healthcare, Tennessee Health & The University of Tennessee Medical Center) coming together with a a third-party real estate developer, creating the best possible balance for individual stakeholder objectives. Working in partnership with Kindred Healthcare, this 57-bed Rehabilitation hospital was designed to meet a community need and developed in conjunction with ESa and JE Dunn.
We developed a friendly lease structure that allowed us to accept all the contractual risk, while allowing the operators to have shell space to easily expand in the future from 57- to 70-beds.
